Holiday Home Roy
About
First Impressions
Holiday Home Roy sits quietly on Schildhornstraße in Berlin's leafy Steglitz-Zehlendorf district, and honestly, you might walk right past it if you weren't looking. This three-star property doesn't scream for attention — it's more like that reliable friend who always comes through when you need them. The building has a residential feel that immediately puts you at ease, which makes sense since this area is where actual Berliners live rather than just visit.
Location & Neighborhood
Here's what I love about staying in Steglitz-Zehlendorf — you're actually experiencing Berlin like a local would. This isn't Mitte with its tourist crowds, but it's not some far-flung suburb either. You've got the Wannsee nearby (perfect for those summer lake days that Berliners are obsessed with), and the S-Bahn connections mean you can reach the city center without much fuss. Couples seem to get this location particularly well — they've rated it 8.9, and I mean, I get it. There's something romantic about strolling through these tree-lined streets that feel worlds away from the hustle of Alexanderplatz.
The Property Experience
What sets Holiday Home Roy apart is how it feels more like staying in someone's well-appointed apartment than a traditional hotel. The setup gives you that independence you sometimes crave when traveling — you know, when you want to grab groceries and make your own coffee in the morning instead of dealing with hotel breakfast schedules. The private parking situation is actually a bigger deal than it might sound, especially if you're planning day trips around Brandenburg or just don't want to deal with Berlin's parking situation (trust me on this one).
Practical Comforts
The rooms strike that sweet spot between functional and comfortable without trying too hard to impress. You'll find everything you actually need rather than a bunch of amenities you'll never use. The space feels lived-in rather than sterile, which works perfectly for longer stays or when you're using Berlin as a base for exploring the region. I particularly appreciated having proper storage space — something you don't always get in city hotels where every square meter costs a fortune.
Why Guests Love It
The 8.0 rating tells the real story here — this place consistently delivers on what it promises without any unpleasant surprises. It's the kind of spot where you settle in quickly and start planning your next visit before you've even checked out. The combination of that residential neighborhood feel, the practical amenities like parking, and the genuine local atmosphere creates something you can't really get in the tourist districts. If you're the type of traveler who prefers discovering Berlin's quieter side while still having easy access to everything else, Holiday Home Roy just works.
Early hotels booking in Berlin is essential during major events like the Berlinale Film Festival, as accommodations fill up quickly with visitors eager to experience the city's renowned nightlife and cultural scene.

Perfect price & quality ratio, good transport accessibility, clean, warm apartment. Friendly and hospital host.Host greets guests personally. Speaks English fluently. All kitchen utilities (there is no frying pan only), black tea, water, coffee, milk for free). It is not completely separate rooms (the walls don't reach the ceiling). But it is enough for general privacy and good for families with kids. It's important that at this price separate beds for kids are included.
Really great location, big space as well. For the price and value it was definitely worth it and was what we were hoping for.
Good location, nice apartament, easy to check in.
Host was accommodating and easy to contact, check-in was easy and the instructions were clear. Our room faced into a quiet courtyard, but it's 1.5 blocks from an U-Bahn station, with loads of shopping and restaurants nearby, another U-Bahn not much farther away, and an S-Bahn station less than 1 km away. A bus connecting all those stations stops across the street. Getting into the centre was fast and easy, getting groceries or finding bakeries or restaurants nearby was easy. The place was relatively well equipped and in fairly good condition.
Nice, new and clean. Really kind host.
The location is great. The place was clean and cozy. The apartment was equipped with all necessary items. The host was also warm and welcoming. We asked for a delayed check-out, and the host agreed with half-an hour delay, which was almost ok.
The location was great, very calm neighbourhood and its 5 minutes from nearest U-bahn station. The owner was very polite and welcoming. Great value for the price.
very good price/accommodation ratio considering the destination and other offers, plus walking distance to the metro station (you can also use the bus), parking at the accommodation for 5 Euro per day
It was clean and comfortable place. Close to the train and bus stops. Instruction from the host to get there was great.
Very helpful host, helped us with our luggage, provided a full tour of the property and all the information required to make it to the centre of Berlin on public transport.
