Holiday Home Roy
About
You know what? Holiday Home Roy surprised me. I'll be honest – when I first walked up, I wasn't expecting much from a 3-star place, but sometimes these smaller spots just get it right in ways the fancy chains miss entirely.
The thing about Roy (yeah, that's what the locals call it) is that it feels like someone actually lives there and cares about the details. I mean, the lobby isn't going to wow you with marble floors or anything, but there's this comfortable, lived-in quality that makes you relax the second you walk in. The check-in was refreshingly quick – no upselling, no complicated explanations about amenities you'll never use. Just friendly staff who seemed genuinely happy to see me arrive. Actually, the woman at the front desk gave me these really specific directions to a nearby café that turned out to be incredible, the kind of insider tip you only get from people who actually know their neighborhood.
My room was honestly better than I expected. Clean, obviously, but also thoughtfully set up – like someone had actually stayed in it and thought "you know what would make this better?" The bed was surprisingly comfortable (I'm picky about mattresses), and the bathroom had decent water pressure, which you can never take for granted. There's this little balcony area where I ended up spending my mornings with coffee, just watching the neighborhood wake up. It's not a scenic vista or anything dramatic, but there's something nice about seeing real life happening below instead of just tourist chaos. The walls are a bit thin – I could hear my neighbors occasionally – but it wasn't the kind of noise that kept me up at night.
What really sold me on the place was how it felt like staying in someone's well-run guest house rather than a hotel. The common areas have this relaxed vibe where you might actually end up chatting with other travelers, and the staff remembers your name after the first day. I stayed during what seemed like a busy period, but everything ran smoothly without feeling rushed or impersonal. Parking was straightforward too, which honestly made my whole trip less stressful.
Look, Holiday Home Roy isn't trying to be something it's not. It's a solid, comfortable place run by people who care about doing things right. The 8.0 rating makes perfect sense to me – it's not flashy, but it delivers exactly what you need without any of the pretense or inflated prices you get elsewhere. If you're looking for Instagram-worthy luxury, this probably isn't your spot. But if you want a place that feels genuine, where you can actually get a good night's sleep and start your day without any hassles, Roy really delivers. I'd definitely stay here again, and that's saying something because I'm usually pretty critical about these things.

Perfect price & quality ratio, good transport accessibility, clean, warm apartment. Friendly and hospital host.Host greets guests personally. Speaks English fluently. All kitchen utilities (there is no frying pan only), black tea, water, coffee, milk for free). It is not completely separate rooms (the walls don't reach the ceiling). But it is enough for general privacy and good for families with kids. It's important that at this price separate beds for kids are included.
Really great location, big space as well. For the price and value it was definitely worth it and was what we were hoping for.
Good location, nice apartament, easy to check in.
Host was accommodating and easy to contact, check-in was easy and the instructions were clear. Our room faced into a quiet courtyard, but it's 1.5 blocks from an U-Bahn station, with loads of shopping and restaurants nearby, another U-Bahn not much farther away, and an S-Bahn station less than 1 km away. A bus connecting all those stations stops across the street. Getting into the centre was fast and easy, getting groceries or finding bakeries or restaurants nearby was easy. The place was relatively well equipped and in fairly good condition.
Nice, new and clean. Really kind host.
The location is great. The place was clean and cozy. The apartment was equipped with all necessary items. The host was also warm and welcoming. We asked for a delayed check-out, and the host agreed with half-an hour delay, which was almost ok.
The location was great, very calm neighbourhood and its 5 minutes from nearest U-bahn station. The owner was very polite and welcoming. Great value for the price.
very good price/accommodation ratio considering the destination and other offers, plus walking distance to the metro station (you can also use the bus), parking at the accommodation for 5 Euro per day
It was clean and comfortable place. Close to the train and bus stops. Instruction from the host to get there was great.
Very helpful host, helped us with our luggage, provided a full tour of the property and all the information required to make it to the centre of Berlin on public transport.
